About the Eastern Industrial Estate

Eastern Industrial Estate (Beard) is located 3km to the East of Fyshwick, just inside the ACT border, adjacent to Queanbeyan. It can be accessed from the south via the main arterial Canberra Ave and from the north via Oaks Estate Rd. It’s zoned for light/general industry, store and warehouse purposes, just to name a few and is handy to Fyshwick, Queanbeyan and southern Canberra. Some blocks can be approved for Multi Unit Zoning so there is opportunity to have your own premises and investment units on the one site.
The land was released for development under the NUZ1: Broadacre (Industrial Zones Development) guidelines. Construction of Stages 1 and 2A commenced in 2010 and were completed in June 2012. Stage 2B1 soon followed and was eventually completed in April 2018. Just recently, Stage 2B2 has now also been completed in Feb 2020. The remaining stages 3A and 3C are expected to be completed in the beginning and end of 2021 respectively.
Increasing number of businesses have moved to Beard taking advantage of the large block sizes that are not available currently in Fyshwick or Hume. Some of them include landscaping, concreting, building and construction, fruit market, carpet and cleaning businesses, wholesale florist, Furniture maker, Bus Transport company just to name a few.

The maximum Gross Floor Area permitted in the Crown Lease over each block in the Estate is a plot ratio of 1:1.
Other purposes not listed will require DA approval.
